Here's the top 10 Counties based on percentage of households with an LP filing against them in '08. #10 Palm Beach 10.37% #9 Hernando 10.47% #8 Dade 10.96% #7 Orange 11.06% #6 Pasco 11.46% #5 (tie) Broward 11.71% #5 (tie) Walton 11.71% #4 St. Lucie 16.4% #3 Flagler 16.58% #2 Lee 21.59% And the #1 County in all of Florida #1 Osceola 23.33%!

I've left Better Buy Realty to join Virtual Homes Realty. Virtual Homes is the leading real estate company in Flagler County for getting foreclosures & short sales closed. With about 80% of all short sales that go under contract failing with the bank and going back on the market, Virtual Homes Realty's success rate really impressed me. While I am not a huge advocate of short sales in general, they do provide an amazing opportunity for buyers with the time and patience to see them through. For those of you who visit my site regularly you will find that I've added a "bank approved" short sale list. Having bank approval prior to making an offer can potentially save several weeks of waiting and wondering. You can expect to receive an answer to your offer from the bank in less than a week. Another bonus is that the banks loss mitigation officer typically has authorization to make a counter-offer vs. approved/denied. Every bank and every property is different so I can't give you fixed time frames for response from the bank. As is the case with foreclosures, every offer must be submitted on an as-is contract and accompanied by a strong letter of pre-qualification from a reputable lender. I've also added a market statistics tab to me website - it's worth checking out! I will be adding to it and adjusting the figures to reflect current market activity periodically.

So frustrating! Sure, this property was a steal (you can still find photos under the featured listings tab on my website) but the listing agent hadn't even gotten a key in the lockbox before this property went pending! Listed on Thursday, I had a contract ready to submit Friday afternoon only to discover it was too late! Arrgh! I'm not a very good loser when it comes to deals like this. Bottom line, when you see a great deal, JUMP ON IT! Considering that all foreclosure contracts are written "AS-IS" and offer an opportunity to cancel the contract and get your escrow money back should the home inspection show it not be in good condition, the risk is really rather minimal and potential reward is huge. Look for future posts on this blog regarding other foreclosures and hot properties. I'll blog about properties I am unauthorized to post on this site - giving you my unbiased views of them all. If I "review" a property which is not on my site and you are interested, shoot me an email and I'll send you more details and photos.

This just hit the market (9-25-08) and the listing agent has yet to get a lock box code allowing other agents to enter the property. All the current photos were taken through windows.
